A year in lettings and property management by Director of Lettings, Helen Jolly

Well, putting aside the fact that I wish it has been a year of lettings in Provence, it has, unsurprisingly, been another challenging year - in some way even more so than 2020 was.

Lockdown life

It started with a depressing lockdown over winter; but this did not stop people wanting or, in many cases, needing to move, in testing circumstances. We have continued to provide the opportunity for landlords to promote their property via a virtual video tour, to allow tenants to view properties safely and easily, online. This has proven popular and is a good way for prospective tenants to get an impression of a property without having to visit it physically, before indicating an interest.

Enquiries have therefore remained strong throughout, but to make things more challenging, the market began to shrink as many landlords made the decision to sell up in order to capitalise on the strong sales market. This combination of conditions subsequently pushed up rental prices. This offered some relief from rising costs for landlords, but overall, it has made everything a lot more competitive.

Legal changes

There have also been numerous changes in legislation, for example, the electrical safety certificate came into force and the period within which you can serve notice on a tenant changed from six months to four months, and then to two months.

Emsleys leads the lettings market in East Leeds

Despite the reduction in properties on the market, we are delighted to have continued to attract new landlords and, according to Right Move, rented the most properties in the East Leeds area this year, guiding our landlords at every step, and gaining with some strong, positive feedback for our colleagues who have worked tirelessly.

As a result of the changes within the marketplace, we have consistently taken steps to strengthen and adapt our processes to select the right tenants, giving more certainty to both landlord and tenant when renting. We also plan to increase our profile online helping tenants find our available properties quickly and easily with ‘Emsleys Lettings’ getting its own social media profiles. We are award winning

At the beginning of the year, we were awarded the Gold Winner Award for Lettings and Sales in Yorkshire and Humber by The Guild of Property Professionals. I think we have therefore, got a lot to be proud of, in terms of our achievements this year.

After the last two years, it is too difficult to say what will happen in 2022, but we look forward to continuing to work with our existing clients and customers and of course, saying hello to new ones!
