Landlord Tips for the Summer - Undertake a mid-term inspection.

Inspections are invaluable to assess the property for any repairs and wear and tear. It also allows landlords to keep an open dialogue with the tenant.

Use the inventory to confirm the schedule and condition of the property was as when it was first Let. This will guide the inspection to ensure only fair wear and tear has developed during the period the tenants have rented the property.

What to look for on inspection.

  • External winter damage to roofs, gutters, and downpipes,
  • Internal damage from leaks,
  • General cleanliness and condition,
  • Condensation issues that have not dissipated from the winter months or been addressed by the tenant,
  • The garden condition and any excess growth,
  • Speak to your tenant, check they are happy with the property and find out their plans for the future. A heads up if the tenants plan to leave is always useful for forward planning.

Follow up your findings.

  • Now’s the time to get the boiler serviced and check the heating and hot water system are working. If there have been any problems, it is better to address this in the summer than wait until winter comes around and the repair becomes urgent.
  • Ensure the gutters cleared, and any exterior paintwork is completed. Make the use of the warmer months to undertake major works such as changing windows or doors.
  • If condensation or any damage associated is present within the property, check the cause and if there is any further mitigation you can do to reduce its formation.   • Garden maintenance - check your tenancy, though it is generally assumed that tenants are required to cut lawns, weed and tend plants and shrubs. Landlords are responsible for trees and hedges.
  • Consider the cleanliness levels. If the house is not being cleaned to a reasonable standard, then now’s the time to tackle the thorny topic with the tenant.

If you need tenants to take action, put it politely in writing and set a clear date for re-inspection. Good paperwork will assist with any claims at the end of the tenancy, especially if the tenants dispute your findings to protect their deposit.
